Limerick Township officials are evaluating a proposal for a large-scale data center development on 192 acres across from the Philadelphia Premium Outlets. The project, presented by developer MCD 7 LLC, would include eight server buildings, replacing a previously approved warehouse complex.

Project Scope and Infrastructure

If approved, the proposed data center would:

  • Cover 1.4 million square feet of building space

  • Require up to 750 megawatts of electricity

  • Use approximately 1.3 million gallons of water per day for cooling systems

The developer estimates the project could generate $10 million to $20 million in annual tax revenue, primarily benefiting the Spring-Ford School District, and provide 15 to 20 jobs per building.

Township Regulations and Resident Concerns

MCD 7 LLC has stated that the project will comply with Limerick Township’s strict data center ordinance, which regulates:

  • Noise levels

  • Building setbacks

  • Woodland preservation

Despite these assurances, residents have voiced concerns about:

  • Water and electricity consumption

  • Potential health effects

  • Impacts on local land use and traffic

Community opposition has begun to organize, and the project will undergo a lengthy approval process with the township planning commission.
