Toll Brothers, one of the nation’s leading luxury homebuilders, has temporarily paused sales at its brand-new Lyondale Meadows community in Newtown, PA — and for good reason.

The developer saw overwhelming demand when sales first opened, receiving 21 deposits for just 45 available homes within the first week. With such strong interest, Toll Brothers halted sales to manage buyer demand and construction timelines.

Lyondale Meadows Details
Located just north of Newtown Township’s municipal offices, Lyondale Meadows offers luxury homes starting at $1.6 million, ranging in size from 3,520 to 5,000 square feet. Many buyers have customized their homes with upgrades, pushing prices closer to $2 million.

Interestingly, these price points are significantly higher than Toll Brothers’ average home price for other Philadelphia-area projects. In its fiscal third quarter report, Toll Brothers reported an average home price of $974,000 across the country, and $1.06 million for new contracts in its North region.

From May through July 2025, Toll Brothers generated nearly $2.9 billion in revenue from 2,959 homes sold — marking the most successful third quarter in company history.
