Hatboro-Horsham School District Real Estate Market Update – July 2025

The Hatboro-Horsham School District housing market in Montgomery County, PA delivered a month of mixed signals in July 2025. While closed sales climbed and detached home prices surged, attached homes experienced price declines despite stronger activity. For both buyers and sellers, the market continues to shift depending on property type.

Market Overview – All Home Types

  • New Listings: 36 homes, unchanged from July 2024.

  • New Pendings: 31, down 22.5% from June and 11.4% year-over-year.

  • Closed Sales: 41 homes, up 20.6% from last July.

  • Median Sold Price: $490,000 – down 13.7% from July 2024, despite rising 8.6% from June.

  • Active Listings: 43 homes, matching the five-year July average.

  • Days on Market: 16, significantly faster than last year’s 33.

This snapshot shows a market where activity has cooled compared to last summer, but sales volume and pricing trends remain dynamic depending on property type.

Detached Homes: Prices Surge, Activity Slows

The detached segment was the standout in July. The median sold price soared to $700,000, up 36.3% from June and 22.8% higher than July 2024. Yet buyer activity slowed: only 18 detached homes went under contract, a 33% drop from last month. With 30 active listings and an average 18 days on market, supply is increasing, giving buyers slightly more options even as prices push higher.

Attached Homes: Sales Strong, Prices Decline

Townhomes and condos told a very different story. The median sold price fell 25% year-over-year to $386,650, though it rose slightly from June. Closed sales jumped 40% year-over-year (14 sales vs. 10 last July), and homes moved quickly, averaging just 14 days on market. However, with more inventory coming online (13 active listings, up 18% from June), buyers in this segment have greater leverage.

What Buyers and Sellers Should Know

  • For Buyers: The attached market is offering opportunities, with faster-moving inventory and softer pricing compared to last year. Detached homes, while pricier, are still drawing strong interest but at a slower pace.

  • For Sellers: Detached homeowners can still command premium prices, while attached sellers may need to be aggressive in pricing strategies given recent downward pressure.

Outlook for the Hatboro-Horsham Housing Market

As we head into late summer, the Hatboro-Horsham real estate market shows a clear split: detached homes remain highly valued, while attached properties are adjusting downward. Buyers looking in the Hatboro-Horsham School District should monitor inventory closely — particularly in the attached segment — as conditions may continue shifting toward their favor.
