A fire tore through the Mill Race Inn at 183 Buck Road in Northampton Township on the morning of March 15, severely damaging the historic gristmill that has stood on that site since 1787. It is a loss for the township's history. But what comes next is a story about Bucks County real estate and what happens when a long-blighted property finally gets a plan.

From Blight to 33 Age-Restricted Condos

According to the Bucks County Herald and Bucks County Courier Times, Northampton Township had already approved a redevelopment plan in February from MJ Costigan Builders LLC to transform the long-blighted property into 33 age-restricted condominiums and office space. The fire came just before the redevelopment agreement received its final outside agency approval. The developer plans to expedite removal of additions to the original structure and secure the property as that process moves forward.

The township itself had noted the property as a blight and fire hazard in official records going back more than a decade. The redevelopment approval was already in place before the fire. The path to new construction on this site was set; the fire accelerates the timeline for clearing it.

Age-restricted communities — generally for buyers 55 and older — have become one of the most active segments of the Bucks County real estate market. Demand consistently outpaces supply in this category. Buyers in this segment are often coming from larger single-family homes in the same area and looking to stay close to the communities they have lived in for decades. A project like this, in an established Northampton Township location, will attract serious attention.

According to Bright MLS data from March 2026, the median closed sale price across Northampton Township over the past six months was $629,000, with homes spending a median of just 13 days on market. Homes are selling at essentially full asking price. This is a competitive market, and new age-restricted inventory at this address will enter a context where there is more demand than supply.
