Buckingham Township residents may soon see new housing development instead of a large warehouse near Doylestown Airport. The original plan for a 150,000-square-foot warehouse faced strong opposition from locals and neighboring municipalities concerned about increased truck traffic.

Although Buckingham supervisors initially rejected the warehouse proposal in a 2-1 vote, they clarified that the building qualified as a warehouse under current zoning laws, not a truck terminal. Residents had hoped to block the project by labeling it a truck terminal, which would have made denial easier to uphold legally.

After discussions in court involving developer J.G. Petrucci and local community groups, all parties agreed to explore an alternative solution. The result is a proposal for 40 new homes instead of the warehouse, while preserving 26 acres of open space along Cold Spring Creamery Road.

The residential development plan is still in early stages, but this shift reflects Buckingham Township’s focus on balancing growth with community concerns and open space preservation. Homebuyers and investors in the area will want to watch this evolving project as it moves forward.
