Pulte Homes recently presented updated plans to Towamencin Township supervisors for a proposed townhome development on Old Forty Foot Road. The new concept reduces the number of townhomes by 10 units compared to an earlier proposal shared in August 2024, reflecting feedback from neighborhood meetings and planning commission reviews.

The updated design focuses on two key community concerns: traffic and the floodplain at the front of the 24-acre property. According to Pulte attorney Gregg Adelman and engineer Chris Puzinas, changes include relocating driveways, adding stormwater detention basins, and reducing the total developed area. Traffic engineer Ben Guthrie highlighted plans for road-widening to create a turn lane at the entrance on Camelot Way, with additional improvements expected from PennDOT on Old Forty Foot Road near Sumneytown Pike.

The previous plan envisioned nearly 400 high-rise apartment units on the site. The scaled-down townhome concept marks a significant shift in scope, but no final decisions have been made. Officials anticipate additional discussions, including the potential for a zoning amendment and preliminary land development application.
