Big changes could be coming to a well-known local landmark. Freddy Hill Farms and Freddy’s Family Fun Center, located on Sumneytown Pike near Troxel Road in Towamencin Township, is expected to close at the end of the 2025 season, opening the door for one of the township’s most significant residential developments in years.
Redevelopment Options Presented for Freddy Hill Site
During a recent township meeting, Pinnacle Realty Development shared two possible development plans for the 60+ acre site, which has long been home to family-friendly entertainment, seasonal activities, and local ice cream favorites. According to The Reporter (May 29, 2025), the redevelopment plans were crafted in collaboration with the Seipt family, owners of the property, and Towamencin Township officials.
Option 1: Cluster Development Under Current Zoning
The first concept follows current zoning regulations and proposes:
141 total residential units
Spread across three distinct neighborhoods
Cluster-style development designed to preserve open space
Option 2: Higher Density with Zoning Change
The second concept would require a zoning amendment and includes:
321 total units
125 townhouses
A separate section of 60 single-family detached homes on the eastern portion
A mix of 35 townhouses and 101 small-lot single-family homes on the southern portion
This option presents a higher-density residential plan, which may appeal to a broader range of homebuyers, including first-time buyers, downsizers, and growing families.

Towamencin is part of Montgomery County’s expanding suburban market, and redevelopment projects like this could significantly impact home inventory, property values, and buyer demand in the area.
