The Children’s Hospital of Philadelphia (CHOP) has officially opened a larger pediatric primary care office in the newly constructed Drexeline Medical Office Building at Drexeline Town Center in Drexel Hill, Delaware County. The three-story, 60,000-square-foot medical office building, developed by MCB Science + Health, is fully leased, with CHOP occupying the first floor and the Delaware County Department of Human Services relocating its offices from Upper Darby.

The new CHOP office, located at 5100 State Road, replaces a smaller practice less than two miles away on Keystone Avenue, providing families with more space and modern facilities for pediatric care.

The Drexeline Town Center redevelopment includes a mix of retail and dining options, anchored by a 72,000-square-foot ShopRite supermarket, along with Chase Bank, PNC Bank, Wawa, Jersey Mike’s Subs, and the sit-down restaurant Turning Point. The addition of CHOP’s pediatric office adds to the community’s attractive mix of medical, retail, and service amenities, making the area a convenient and vibrant hub for residents.

Impact on the Local Real Estate Market

  • For buyers and renters: Proximity to high-quality medical services like CHOP can increase neighborhood desirability and property values.

  • For investors: Drexeline Town Center’s fully leased medical building demonstrates strong demand for commercial and medical office space in Delaware County.

  • For the community: Access to expanded pediatric care and other amenities enhances quality of life, supporting long-term growth in Drexel Hill.

The new CHOP office underscores the continuing development and revitalization of Drexeline Town Center, contributing to the overall appeal of Delaware County real estate.
