A major mixed-use development is one step closer to transforming the Prudential tract in Upper Dublin. In December, the Upper Dublin Planning Commission voted 4-3 in favor of advancing a proposed project called Promenade East, a collaboration by BET Investments. This vote recommends an amendment to the current ordinance for mixed-use zoning in Office Center districts, which now moves to the board of commissioners for final consideration.
Promenade East: A Vision for Community Development
Located at 2101 Welsh Road, Promenade East is designed to be a dynamic residential, retail, and commercial hub. If approved, this ambitious 90-acre development will feature:
600 Apartments
160 Stacked Townhouses
100,000 Square Feet of Office or Medical Space
150-Unit Senior and Assisted Living Facility
Potential Hotel
Upper Dublin Police Substation (Proposed)
BET Investments purchased the site in 2022 for $30.25 million, with plans to transform it into a vibrant mixed-use community that supports both residential and commercial growth in the area.
What Happens Next?
The ordinance amendment and the concept plan for Promenade East were originally scheduled for a public hearing before the Upper Dublin Township Board of Commissioners on January 14. However, township officials have announced the hearing has been rescheduled to Tuesday, March 11. This will provide more time for public input and thorough discussion.
Why It Matters
The Promenade East project represents a significant investment in Upper Dublin’s future, balancing housing, commercial opportunities, and essential services. The addition of senior living facilities, potential police services, and mixed-use zoning ensures the development caters to a diverse range of community needs. With 600 apartments and 160 townhomes, the project also addresses the growing demand for housing in Montgomery County.
A Collaborative Effort
Promenade East is another example of BET Investments’ commitment to revitalizing and enriching local communities. By integrating residential, retail, and office spaces, the development aims to create a walkable, accessible neighborhood that fosters connection and economic growth.
